A realistic schedule
Pools of Longview says its pools average 6–10 weeks, with fiberglass quicker and big outdoor-living projects closer to 12–16 weeks (its FAQ). Add design, the permit and rain days on top. A contract in October or November leaves room for a wet December and still beats the spring rush, when schedules fill and a March signing can slide into July.
Winter digging and groundwater
The same months that suit a dig are when Longview's water tables run highest: 2–4 ft on Sacul uplands and closer still in the bottoms (USDA). That is normal here. Ask how the builder handles a wet hole and whether pumping is priced in.
Summer heat
July and August average about 94–95°F, so the pool will need topping up often. A cover slows evaporation and keeps pine needles out, a light-colored or spray-coated deck stays cooler underfoot, and a little shade over the shallow end gets used.
Lake Cherokee lots
Lake Cherokee covers about 3,749 acres southeast of Longview, in Gregg and Rusk counties, and is privately owned and run by the Cherokee Water Company (TWDB). Lake lots tend to be outside city limits, on septic, and on the edge of wet ground. Ask the company what approvals it requires, find the septic field, and check the flood map before choosing the spot.
Common questions
How long does a pool take here?
Pools of Longview says its pools average 6–10 weeks, fiberglass less, and large projects with kitchens or pool houses can run 12–16 weeks (its FAQ). Add time for design, the permit and wet weather.
When is the best time to build?
Plan in fall and dig on dry stretches through winter. In Longview, May, December and March are the wettest months, while July and August are the driest (NOAA normals). A contract signed by November gives the best shot at swimming by Memorial Day.
How do people pay for a pool?
Usually cash, a home equity loan or line, or a pool loan. NerdWallet puts unsecured pool loans at about 2–7 years and 6–36% APR, depending on credit (NerdWallet). Some local builders work with lenders that offer longer terms. No rebates apply to pools.
