What moves a Longview price
- Upland or bottomland. Ridges are sand over slow clay; the Sabine and creek bottoms hold water near the surface in winter (USDA).
- Distance from the slab. Longview's 1:1 rule means a deep end has to sit as far from the foundation as it is deep, which can push the pool out into the yard and lengthen plumbing runs.
- Fall across the yard. Pine-covered hills are common, and the local estimator prices slope as its own line.
- Old oil-field features. A well or flowline in the way can move the pool or add work.
- Getting in. A narrow side yard means smaller machines, more days and sometimes a fence panel taken down.
Paying for it
NerdWallet shows unsecured pool loans at about 2–7 years and 6–36% APR, depending on credit; home equity borrowing runs cheaper but puts the house up as security (NerdWallet). Pools of Longview lists a lender offering terms up to 30 years (its financing page). Compare the total interest, not just the monthly payment.
Comparing two quotes
- Same size, depth, finish and equipment on both
- Who pays for pumping water, rock or an unexpected line
- How the deck drains and where the water goes
- Which of the deck, coping, fence, electrical, gas line, permit and start-up are included
- The builder's Longview contractor registration, the electrician, the payment schedule and the warranty in writing
